Buying a holiday home can be a big decision, and there are a lot of aspects that need to be considered – we want you to be fully confident in your choice.

How do I buy a holiday home?

When it comes to purchasing your new lodge, we require an initial deposit of £5,000 to reserve your plot and lodge, along with a signed Purchase Agreement which outlines all the elements of both your purchase and terms of ownership. To prepare for a move-in date, the deposit required will then be 75% of the agreed asking price. We will then require the full cleared balance to be in place before the agreed handover date.

What’s included in the price?

All of our holiday homes come fully furnished to help to make it an ultimate “turn-key” experience. They all have fully fitted kitchens with integrated appliances, along with all the expected white goods: a fridge freezer, washing machine and dishwasher.

Externally, our holiday home lodges come with decking or a rooftop terrace, dinghy storage and parking to complement and maximise the enjoyment of each plot: we really think about how our holiday homeowners will want to use their outside space.

What are the average running costs?

The average annual running costs include:

Site Fees | £5,500 annually*
Insurance | A “new for old” policy is required (estimated £250-£400)
Electrics | Individually metered (estimated £300 per annum)
Gas | Individually metered (estimated £350 per annum)

Do you have boat mooring?

Given that we’re situated on the beautiful banks of the Blackwater Estuary, there are a number of options to moor your boat, just minutes from your new lodge. All of our lodges also come with dinghy storage under your decking.

Will I have a deck or a rooftop terrace?

The choice is yours! We have both options available with our bespoke luxury lodges, though this may be limited by plot choice. Either way, you’ll have beautiful views over the Blackwater Estuary, just metres from your holiday home.

What interior design options do you have?

All of our lodges come with two distinct style options – whether you prefer contemporary or fusion styles, we know you’ll find the luxury getaway that suits you and your tastes. You can see more about these on our Lodges for Sale page.

Can I sublet my lodge?

Yes. Letting out your lodge is a great way to make some money back on your investment whilst you’re not using it. We offer owners a full letting guide, example paperwork and tariffs to get you started when it comes to privately letting your holiday home.
